Before starting your application, review the rental criteria, gather your required documents, and make sure each occupant 18 years or older is ready to complete a separate application.

Qualification is based on a tenant screening score from a third-party processor. The scoring system is based on multiple factors including credit history, income, past-due debt, type of debt, collections, and more. It is not based on credit (FICO) score alone.

**Application scores are based on a combined average score for all applicants 18 and older for the property.
If you are qualified for approval, the following scoring and income matrix show what your potential deposit multiplier will be. Each unit belongs to one of the Rental Qualification Tiers based on many factors. The rental criteria Tier as shown in the listing for the specific unit you are applying will be the only Tier to apply to your application.
Approval: A qualified application with a score and provable income that fit into a green box with a 1X will require a Security Deposit equal to the amount in the rental listing (most commonly equal to one month’s rent). Applications with results that fit into a green box with a 1X may require less processing and be completed faster depending on the results. Valid ID, proof of income, and pet screening results (if applicable) are the minimum required for a complete application in this score range.
Conditional Approval Level 1: A qualified application with a score and provable income that fit into a green box with a 1.25X will require an additional deposit equal to 1.25X the amount in the rental listing. Applications with a score in this range will require full processing prior to being considered complete.
Conditional Approval Level 2: A qualified application with a score and provable income that fit into a yellow box with a 1.5X will require an additional deposit equal to 1.5X the amount in the rental listing. Applications with a score in this range will require full processing prior to being considered complete.
Conditional Approval Level 3: A qualified application with a score and provable income that fit into an orange box with a 1.75X will require an additional deposit equal to 1.75X the amount in the rental listing. Applications with a score in this range will require full processing prior to being considered complete.
Conditional Approval Level 4: A qualified application with a score and provable income that fit into an orange box with a 2X will require an additional deposit equal to 2X the amount in the rental listing. Applications with a score in this range will require full processing prior to being considered complete.
Decline: An application with a score and provable income that fit into a red box below 499 will be declined. There will be no conditional approval for an application in this score and income range. Please see our list of common reasons applicants are declined besides the application score.
IMPORTANT: Until a lease is executed for the particular property, management will continue to accept applications. Even approval of an application does not guarantee placement unless and until a lease is executed. A subsequent application may be approved in a quicker time frame depending on the objective quality of the applicant and the particular criteria for that property. Applicants will be notified of their application results and placement once the application is complete.
All applicants must be well-qualified and meet certain financial and personal standards. Common reasons applicants are declined include, but not limited to, the following:
Rental amounts and fees are disclosed in the advertisement of each property and may fluctuate based upon availability and market conditions.
You should review the lease agreement before signing. After you have applied, if the terms of the lease are different than those advertised or disclosed herein and you determine not to accept those terms, you may be entitled to a refund of the application fees paid. After rejections of the lease terms due to the differences or non-disclosure, you may request such refund if made in writing within five (5) business days, specifically stating the differences and the cause for such request. The request must be made as required by Utah law and emailed to support@nestwell.com.
Some regular, required monthly charges such as utilities may be based upon actual usage and/or seasonal variable rates and will vary from month to month. Some optional and/or avoidable fees are not included in the advertisement or this disclosure, including but not limited to pet rent, late fees, washer/dryer, valet garbage, etc.

While we understand that you’re anxious to know the status of your application, please note that phoning our offices excessively can slow down the approval process. We will work as quickly as possible to review your information and provide our final decision.
While we would love to hold your security deposit, we do not accept security deposits without a complete application. Completing the application online will give you the best chance at getting the home you want.
Once you have been approved, you will have 24 hours after signing the lease to pay the deposit, at which time the house is officially yours and taken off the market.
No. We require all move-in funds, including the security deposit, to be paid prior to taking occupancy.
Theoretically, yes. You are required to leave the house in the same condition as it was when you took possession, aside from normal wear and tear. Doing so will maximize the amount of your deposit returned to you.
General cleaners are paid by the square foot and charge $65 minimum per visit. To make things as convenient as possible, we contract with 3rd party vendors to take care of all the items you are responsible for covering. Charges will be deducted from your security deposit.
Security deposit details are located on the property ad for each home. Typically, the security deposit is equal to one month’s rent. It is held as a deposit until you move out, the property is cleaned to CDA standards, and a forwarding address is provided.
No, as a company we treat all applicants the same and require the same process for each applicant.
An active bankruptcy or one that has not been discharged for at least 6 months is an automatic disqualification. A discharged bankruptcy from 6 months to 4 years may be considered with additional deposits.
We cannot work with someone who has an open bankruptcy. A bankruptcy must be discharged prior to your application in order to be considered for qualification.

In review of criminal history, our company will consider the nature and severity of the crime, along with how much time has passed since the criminal activity and/or the release from any imprisonment, parole, or probation. We encourage prospective applicants to review the entire application prior to submitting an application and provide any mitigating information. Applicants denied due to criminal history may appeal the decision by providing such appeal in writing, along with any information that the applicant desires to provide.
Yes, we prorate the first month’s rent based on the lease start date. For example, if your lease starts on July 4th, you will pay prorated rent for the 4th through July 31st. This in addition to any other deposits or fees.

Yes, we accept all sources of income such as Section 8 or other types of vouchers. All prospective residents must qualify based on the same criteria regardless of source of income. With Section 8, the tenants must submit to have an inspection completed and this can take 1-2 weeks to completed.
Each property is different and has its own animal policy. The details of the animal policy for each specific property is listed in the ad. If the property permits animals, there is an animal deposit of 20% of one month’s rent (10% refundable) along with $45/mo in pet rent.
We accept documented companion animals. You will be required to do an animal profile through a third party animal screening company. Normal deposits and fees are not required.
Company policy is no more than 3 unrelated adults can occupy the property. Our company adheres to local municipalities and homeowner associations, which may prohibit more than two unrelated adults in a single dwelling. Be sure to check with city, county, and HOAs.
Current occupancy standards are a maximum of 2 persons per bedroom + one infant or small child. This is based on the counsel of HUD and the Federal Fair Housing Act.
We follow all fair housing laws and regulations. Reasonable accommodations will be allowed. However, it is the resident’s responsibility to return the dwelling back to the same condition as when they took possession.
CDA requires 3 times the rent in monthly income to qualify. Verification of income is required. Bank Statements, or retirement statement can be used as verification.
As agents for the owners, we have a responsibility to fill vacancies as quickly as possible. The longest we can hold a property without charging rent is 7 days.
Every occupant, regardless of age, will need to be listed on the lease.
If you don’t have a Social Security Number, we will accept I9’s and other types of identification. You will need to provide those when you complete the application.
A one year lease is the norm. If you would like to stay longer, we will certainly take that into consideration. Please let us know up front so we can work out the details with you. We will not allow leases to expire during the winter months.
Each city has its own rules about the number of unrelated occupants allowed to live together in a rental property. The maximum number permitted will be listed in each property’s description and will be cross-referenced with the number of bedrooms in the home.

No. The score will be generated for each applicant, but there will be an average combined score for the group that will be used to determine approval.
